Step 4 - Rent Collection
Making the collection and disbursement
of funds easy
The fourth step of our proven process is to collect rent and disperse it to the
property Owner. Learn about your step-by-step process below.
1. Online Rent and Deposit Payments
Most of our tenants pay their rent and security deposit via their Realiant secure online portal. Others choose to mail their rent or drop off to our local office location.
2. Owner Direct Deposit
Once all expenses for your property are accounted for, accounts with a positive balance will receive an Owner disbursement. We direct deposit Owner disbursements on the 10th of each month.
3. Late Payments & Eviction Process
Rent payments are due by the 5th of the month. If a Tenant doesn't pay their rent on time, then a 10% late fee will be applied to their account or what is applicable by local law. In the rare instance where eviction action needs to take place we will issue the Tenant the appropriate legal notice to pay rent or quit and begin eviction proceedings against them. Realiant handles the entire process from start to finish, including filing with our eviction Attorney, going to court if necessary, and doing the Sheriff's sit out.
