Rental Guidelines and Policies

1) Please contact Realiant (859-756-0106) to verify property does not have a pending application and view our rental guidelines before applying.

*Application fees are non-refundable. 

2) Click on your desired property in our Rental Search.

3) Once your on the Page for that Property, Click Apply Online

4) Complete our Online Rental Application

5) Pay Application fee.

6) Fill out and sign the Employer / Landord Verification form *(This is required to be completed before

your application will be processed. )

 

All applications are processed without regard to the race, color, religion, sex, handicap, familiar status or national origin of the applicant.

 

Credit Check

  • A credit check is required on all occupants over the age of 18.

  • Credit score (per individual above the age of 18) must be higher than 600. For applicants with no credit history, a cosigner may be considered. 

  • Applicants with a government rent subsidy have the option to either use your credit history or provide alternative evidence of your reasonable ability to pay the portion of the rent to be paid by you. 

  • You cannot have any legal evictions or housing judgements within the last 3 years.

  • You cannot be in the process of a bankruptcy.

  • You cannot have a pet dog younger than 6 months of age.

Civil and Criminal Search

  • Have you ever been arrested? 

  • Have you ever been in litigation with a Landlord? 

  • Have you ever been evicted? 

  • Sexual predator search. 

  • National Terrorist Action List 

  • Once again, some rentals require there be no criminal background. Other rentals will require no criminal record for the last 5 years. Typically DUI or misdemeanors will not be counted against you because everyone makes a mistake. However violent felonies and recent drug related arrests will mean automatic rejection of application.

 

Rental History

  • How often did you pay late? 

  • Did you leave owing money? 

  • How did you maintain the premises? 

  • Did you fulfill the terms of your lease? 

  • Were there any complaints against you or your guests? 

  • Please note: Family, friends and/or roommates are not acceptable rental references.

  • Some of our owners are more flexible than others. For example, you might have paid a few times late but your previous landlord thought you were a good tenant. This should be fine. 

 

Employment and Income Check

  • Do you have a job or some other source of income? 

  • How long have you been at your job? 

  • Is your income verifiable and a minimum of 3 times rent? 

Pets

 

Application

  • You will need to fill out an application. 

  • All occupants over the age of 18 must fill out an application.

  • A Driver's License or other approved photo ID must be included

  • Non-refundable application fee per occupant over 18

  • Non-refundable Pet Screening Fee

  • At the end of any Tenancy, there is a minimum carpet and unit cleaning charge. 

  • Once you are approved, you need to drop off a non-refundable deposit. This deposit becomes your security deposit when you move into your rental.
