Step 8 - Annual Inspection
Annual Walkthroughs
Our goal with annual inspections is to make sure we address property concerns
before they become a serious expense. Check out our annual inspection procedures below to learn more about how we safeguard your property.
1. Six-month Inspection
Once a year typically around the 6 month period of a tenants lease we will conduct an in-house inspection of the rental property to observe how the tenant is taking care of the property as well as looking for maintenance issues or preventative maintenance needs.
2. Inspection Report & Photos
Our inspection Agent will do a walkthrough of the interior and exterior of the property and complete a condition report and take photos of the property. We will also make work orders for any issues we find.
3. Report Sent to Owner
All walkthroughs are stored on your online portal for easy review and reference.
3. HVAC Filters & Smoke/ CO Detectors
Although Tenants are responsible for changing batteries in their detectors and changing air filters. We know this does not always happen. If an Issue is caused by clogged air filters the Tenant will be deemed responsible. Landlords need to make sure batteries for detectors are working for the general safety of the Tenants and property so we do offer an HVAC Filter / Detector Battery change for $75 if the Owner would like to have these items changed.
